From 495:
Take route 9W exit 23B. Follow route 9W until the first light and turn right onto Lyman Street (Westborough). Follow Lyman Street past the lake into Northborough which is past the State Hospital. 80 Lyman Street is on your left 1/4 mile past the Hospital.
Note: The route 9W exit is one exit north of the Mass Turnpike Rte 495 interchange.
From 495:
